Most people start looking for a workspace with one question: what is this going to cost me every month? It is a fair question, and it is surprisingly hard to get a straight answer. Coworking pricing is often hidden behind a form, quoted per "seat," or bundled with fees that only show up on the first invoice.
So for our first post, we are going to do the opposite. Here is what workspace actually costs in DC and Bethesda, how the options compare, and how to choose without overbuying.
Start with how you actually work
Before comparing numbers, be honest about your week. Almost everyone falls into one of four patterns:
- A few focused days a month. You mostly work from home and need an escape hatch, or a real room for client meetings.
- A regular routine. You are in three to five days a week and want the same desk waiting for you.
- Client-facing work. Attorneys, therapists, advisors and consultants who need a quiet, private, professional room on a schedule.
- Address only. You run a business from home but do not want your home address on your website.
Pick your pattern first. It is the single biggest factor in what you should pay.
Pay-as-you-go: $30 to $80 a day
If you only need space occasionally, do not buy a membership.
- Desk day pass — $30/day. Any available desk in the open coworking area.
- Office day pass — $80/day. A full private office for the day.
- Private office by the hour — $20/hour.
The math is simple: if you are coming in more than about seven days a month, a monthly plan will almost always cost less than day passes.
A desk of your own: $200 to $250 a month
- Dedicated desk, 9 AM to 5 PM — $200/month. Your own desk during business hours, left exactly as you leave it.
- Dedicated desk, 24/7 — $250/month. Same desk, keycard access any time. At our 4315 Spring Valley location, that means genuine 24/7 access.
Both include the things that quietly make or break a workday: high-speed WiFi, phone booths, print and scan, kitchen access, a business address with mail handling, and coffee that is actually good.
If you know you are staying, prepaying lowers the rate: 3 months for 3% off, 6 months for 6%, or 12 months for 10% off with a locked rate. Dedicated desks have a 3-month minimum, and prepay requires payment for the full term.
Meeting and recording space, when you need it
- Conference rooms — from $30/hour, with AV, display, and hybrid-meeting setup included. Final rate depends on room size and location.
- Podcast studio — $40/hour, or $120 for a 4-hour block. Acoustic-treated room, pro microphones, and an engineer plus editing included. There is a YouTube studio too.
The 4-hour block is the one most people should book. Recording almost always takes longer than planned, and the block is a third cheaper per hour.
Hours-based plans: the sweet spot for private-office users
If you need a private office on a recurring schedule, buying hours beats paying walk-in rates every time. Walk-in is $25/hour. On a 20-hour monthly plan with a 6-month prepay, the effective rate drops to $17.40/hour, $348/month, and about $912 saved across the term. At 40 hours a month it falls to $14.80/hour.
Two details worth knowing: 6- and 12-month plans include rollover hours, and booking windows scale with your plan (72 hours ahead on 5–10 hour plans, 7 days ahead on 20–40 hour plans). Month-to-month is always available; it just does not carry a discount.

Just need the address: $75 a month
A virtual mailbox gets you a real business address in DC or Maryland with secure mail handling, package acceptance, and daily digital notifications. The Starter plan is $75/month and includes 3 day passes a month plus kitchen and open desk access. A one-time $50 CMRA setup applies to all mailbox plans, which is a federal requirement for any commercial mail receiving agency, not a hidden fee.
How to choose in about five minutes
- Count the days you will realistically show up each month. Under seven, buy day passes.
- If you need privacy on a schedule, price an hours plan against the $25 walk-in rate.
- Only prepay once you are sure. The 3% to 10% discount is real, but flexibility is worth more in month one.
- Tour both neighborhoods before deciding. Bethesda has easy parking at the Sangamore shopping center; 4315 Spring Valley has onsite parking and 24/7 access. Commute and parking will affect your attendance more than any amenity list.
